Beyond Charlottesville’s city line, Albemarle County spreads out — Earlysville and Free Union to the north, Scottsville to the south, Ivy to the west, Keswick to the east — into farmhouses, horse properties, rural homes on acreage, and planned communities, all sharing one county and one relationship with the outdoors: people live here, in large part, to be outside on their own land.
Outdoor Living at County Scale
On acreage, the scale changes. Decks pair with patios in full outdoor living projects — a raised deck for the view over a pasture, a ground-level stone patio and fire feature where the land flattens, space for the whole extended family without anyone feeling staged. Screened porches on farmhouses are a county classic, built for a working landscape: a place to eat outside through fly and mosquito season with the fields in view. Rural sites also bring practical questions a suburban lot doesn’t — longer material hauls, well and septic locations that shape footprints, and outbuilding sight lines — all routine for builders who work the county regularly, and all part of the first site visit.
Communities and Countryside, One Standard
The county’s planned communities run architectural review much like the city’s neighborhoods: submit the design for approval before building. Rural properties usually carry fewer aesthetic rules but the same building-permit fundamentals (general information only — see the Design & Permits Guide). Either way, the standard this site connects you with doesn’t change: a local company holding a Virginia DPOR contractor license licensed for the contract’s size, carrying its own insurance, designing and building under its own name.
Tell us your part of the county and whether the project sits in a planned community or on open land; it sets the approval picture before the first drawing.
